Four stages, from provisional agreement to keys.

The same route for a flat, a village house or a plot of land. We chase the owner and the solicitors for the documents, not you.

  1. 1

    Provisional agreement

You sign a provisional agreement for sale and purchase and pay a deposit, ten percent of the price by the time the formal agreement follows.

  2. 2

    Appoint a solicitor

A solicitor acts for you on the formal agreement, the land search and completion. Both sides normally use firms on the lender’s panel.

  3. 3

    Stamp duty and the mortgage

Ad valorem stamp duty falls due within thirty days, at the higher rate if you are not a permanent resident or already own a flat. The bank valuation is booked the same week.

  4. 4

    Completion and keys

Six to eight weeks after the provisional agreement: final inspection, the balance paid through the solicitors, keys the same day.
