About the agency
We read the paperwork before we show you the view.
Started in 2012, six licensed people today, one shopfront on Hollywood Road, and one rule: no listing goes out until the land search has been read.

What we do
Three kinds of client, one standard.
Buyers
Shortlists built from what you actually said, with the honest walk to the station and the block’s repair history.

Before a listing goes live
The checklist every property passes.
- Land search done. The owner’s name matched to the deeds, and every mortgage, charge or adverse claim listed.
- Saleable area, not gross. Every area we publish is the saleable area; where the owner has a gross figure we print the efficiency ratio beside it.
- Approved plan compared. The floor plan checked against the approved one, so a glazed-in balcony or a roof structure is flagged as unauthorised building works before you offer.
- Outgoings confirmed. Rates, government rent and the management fee per square foot, in writing.
- Building age and repairs. When the block went up, when it was last repaired, and whether the owners’ corporation has a levy coming.
- Viewed twice, once in the rain. Seepage, window seals and the lift lobby after a black rainstorm.

“Jason told us not to offer on the first village house we liked, because the top floor was never on the approved plan. The one we bought has the occupation permit in the file.”
