Before: Two old window units loud enough to wake the neighbours and a top floor that never came below 32 degrees.
After: Three 1.5 HP R32 inverter splits on dedicated points, condensers on a new ledge, drains routed to the kitchen yard. The top floor now holds 24 degrees on low.

Full repipe of a 1990s terrace, galvanised out

Before: Brown water for the first minute every morning and the pressure dying whenever two taps ran together.
After: New PPR mains and branches, an isolating valve at each bathroom, a new stopcock at the meter. Full pressure at three bathrooms at once.

DB change and earthing for a 1980s link house

Before: A rewireable fuse board running warm, mixed brands of MCB bolted in beside it, and no earth rod anywhere on the lot.
After: New 12-way DB, 63A main, RCCB on the socket circuits, earth rod driven and bonded. Insulation reading above 100 megohms on every circuit, printed and left with the owner.

Chemical overhaul of five splits in a condo office, after hours

Before: Five splits with black coils, one dripping onto a desk, and an electricity bill up by a third in a year.
After: All five overhauled, one drain re-sloped, one recharged after a flare nut was found weeping. Supply air on the worst unit went from 19 to 12 degrees.

Storage heater swap and two new angle valves

Before: A heater tripping the RCCB every second shower and a relief valve dripping onto the tiles.
After: New 35-litre storage heater, its own 20A point, ELCB plug tested, new angle valves and braided hoses. Hot water at both showers with the pressure held.

Rewire of a subdivided shoplot upper floor

Before: Extension cords daisy-chained through a doorway, two-pin adaptors on everything and a scorch mark on one switch plate.
After: Fourteen earthed 13A points, three lighting circuits, a separate kitchen circuit and a small sub-DB with a printed circuit map inside the door.

Roof leak and ceiling stain after the April storms

Before: A lifted roof sheet, a sagging plaster board in the living room and water down one wall every time a storm came through.
After: Sheet refastened with new screws and butyl, flashing replaced, two boards and the cornice replaced, skim coated and painted to match the rest of the ceiling.

Night call: burning smell from the kitchen socket

Before: A hot socket and a smell of plastic behind the fridge, with the RCCB refusing to trip.
After: A loose neutral melting the socket box. Circuit isolated, box and three metres of cable replaced, MCB swapped for the right rating. The family slept at home that night.

Low pressure on the 14th floor: tank, pump and check valve

Before: A trickle from 6:00 to 9:00 am and nothing at all at the kitchen sink when the neighbours were up.
After: A 300-litre tank on the yard slab feeding a 0.5 HP automatic pump, new check valve after the meter, anti-vibration mounts so the JMB stays happy. Steady pressure all day.

Bangsar South1 day, 3 technicians

Handover defect list for a new condo, 38 items

Before: Sticking doors, a WC running non-stop, three dead sockets, loose balcony tiles and a bathroom fan doing nothing at all.
After: All 38 items closed in one visit inside the defect liability period, with a photograph of each fix sent to the owner the same evening.
