Plumbing
Leaks, water heaters, blocked drains, tanks and pumps, and full repipes.
- Emergency
- Burst pipe, flooding or no water at all: a plumber within 90 minutes inside Kuala Lumpur, any hour. We ring the guard house on the way.
- Same day
- Book before 2:00 pm for leaks, taps, heaters and drains.
- Scheduled
- Repipes, tanks and pumps get a survey, a written scope and a fixed date.
- The stopcock is shut and the meter read before anything is opened, so we can show you whether the leak is yours or the riser.
- Written quote with parts listed by brand and size, and the service tax shown on its own line.
- Every fitting on the line pressure-tested in front of you before the van is packed.
Who may do this workAnything on the metered supply is done by our SPAN licensed plumber, and Air Selangor is notified where the meter itself has to be broken. In a block, the riser is common property, so the fault is traced before anyone opens it.

Electrical
DB changes, new points, earthing, lighting, and fault finding you can watch.
- Emergency
- Sparking, a burning smell or no power at all: an electrician within 90 minutes, any hour. Switch off the main switch and wait outside the unit.
- Same day
- A dead socket, one circuit tripping, a light that will not come on: book before 3:00 pm.
- Scheduled
- Rewiring and DB changes get a survey, an insulation test and a fixed date.
- The circuit is isolated and locked off at the DB before any box comes off the wall.
- Faults are found with a meter and an infrared thermometer, and you see the reading as it is taken.
- Work tested under load, the DB relabelled, and a one-page note of what changed.
Who may do this workA registered electrical contractor may hold the job; only a competent person may do the work. Our Chargeman A0 and Wireman PW-4 tickets are named on the job sheet and the Energy Commission registration is on the invoice. Ask to see both.

Aircon
Chemical wash and overhaul, gas top-up, installation and repair, priced per unit.
- Emergency
- Water on the electrics, a burning smell, or a server room with no cooling: within 2 hours, any hour.
- Same day
- Wash and repair slots within four hours, 8:00 am to 8:00 pm.
- Scheduled
- Installations get a survey for the piping run, the drain fall and the condenser ledge, then a fixed date.
- Supply and return air temperature measured before and after, and written on the job sheet.
- Gas is charged by weight after a leak check, never topped up by feel.
- Drain flushed and the fall checked, because a dripping indoor unit is nearly always the drain and not the gas.
Who may do this workWe work in R32 and R410A. R22 is on its way out, so a leaking R22 system is a replacement conversation and we will say so rather than sell you gas twice. R32 is mildly flammable, so it is brazed cold, pressure-tested and charged by weight against the nameplate.

General repairs
Roof and ceiling leaks, waterproofing, doors and grilles, tiles and mounting.

- A roof leak in a storm, a door that will not lock, a ceiling board coming down: within 2 hours, any hour.

- Locks, grilles and shelves, same day when booked before noon.
- Scheduled
- Ceiling, tile and waterproofing work within 48 hours at a fixed price.
- A ceiling stain is traced upward before it is patched. If the water is coming from the unit above, that is their bill, and we put the finding in writing.
- Materials listed on the quote by brand, or supply your own and we fit them.
- Dust sheets down, and the offcuts and old material leave in the van.
Who may do this workThe roof, the external wall and anything in a riser are common property, so the management office signs the access, not the owner. Construction work needs CIDB registration and a green card on site, and past a point a DBKL submission as well.

Call-out fee
Covers the trip and the first look. Waived past the threshold for that trade, so most customers never pay it.
Labour bands
The low end is easy access on the ground floor. The high end is concealed pipe or conduit, a high floor with a service lift booking, or a unit above 2.5 HP.
Parts
Shop price plus a flat 10 percent handling, listed by brand on the job sheet. Supply your own and the warranty covers our workmanship only.
Service tax
Every figure on this page includes the 8 percent service tax. The invoice still shows it on its own line, with our SST number beside it.
PayingCash, debit and credit cards, DuitNow QR and online transfer. Management office and company accounts are invoiced monthly.
